- 011. Shingle condition — look for curling edges, cracking, or bald patches where granules have worn away. Chinook freeze-thaw cycling dries out asphalt oils faster here than in milder climates.
- 022. Granules in the gutters and downspouts — a light dusting on a newer roof is normal shedding; a steady buildup on a roof over 10 years old means the protective layer is wearing through.
- 033. Flashing at every penetration — chimneys, plumbing vents, and skylights. Lifted or rusted flashing is the single most common leak point on Calgary roofs.
