Quick answer
A real roof estimate is a line-item price built from a physical or drone inspection of your actual roof — not a single number generated from three form fields on a calculator page.
Estimates by phone: (587) 804-9266 · Good Roofing · Calgary-owned since 2014 · 10-year workmanship warranty.
A Calgary roof estimate should list every cost separately — tear-off and disposal, decking condition and any deck replacement, underlayment, shingle class, flashing and pipe boots, ridge venting, and the City of Calgary permit — priced after someone actually measures and photographs your roof, not generated from a square-footage guess typed into an online calculator. Good Roofing gives every Calgary homeowner a free estimate built this way: a drone-photographed inspection of every slope, followed by a fixed, written, itemized price, typically returned within 1 business hour of the site visit.

Why the top Calgary results for this search under-deliver
- 01Instant online calculators can't see your roof. A tool that only asks for square footage has no way to price a steep multi-tier roof, a rotten deck section, or three layers of old shingles needing extra tear-off labour — all of which change the real number by thousands.
- 02Citywide cost-guide averages hide the range. A single published number for “Calgary asphalt roof cost” blends bungalows and estate homes together. It tells you the market, not your house.
- 03Neither explains what's actually in the price. Tear-off, decking, underlayment, shingle class, flashing, venting, and permit are each separate cost drivers. A one-line total gives you no way to compare two competing quotes.
- 04Neither mentions Calgary's specific spec requirement. Class 4 impact-rated shingles are the standard for this hail belt and change the shingle-cost line meaningfully versus a generic Class 3 asphalt shingle used in the national averages most calculators are built on.

The eight line items in a real Good Roofing estimate
- 01Tear-off and disposal. Full removal down to the deck, never a roof-over — We don't roof over existing shingles. Every job is a full tear-off down to the deck.
- 02Decking inspection and repair. Rotten or delaminated sheathing found during tear-off is priced per sheet before it's replaced, not folded into a vague allowance.
- 03Synthetic underlayment and ice-and-water shield. Full synthetic underlayment plus ice-and-water membrane at eaves, valleys, and roof penetrations — the layer that stops Chinook-driven ice damming.
- 04Shingle class and brand. Class 4 impact-rated by default — IKO Nordic, Malarkey Vista AR, Owens Corning Duration Storm, or BP Mystique, depending on colour and budget.
- 05Flashing, step flashing, and pipe boots. New metal at every chimney, wall intersection, and vent penetration — old, brittle boots are the single most common cause of the “mystery leak” calls we get.
- 06Ridge and soffit venting. Attic airflow sized to the roof, which affects both ice-damming risk and shingle warranty validity.
- 07Six-nail high-wind fastening. Standard on every Good Roofing install for Chinook wind resistance, not an upsell line.
- 08City of Calgary permit. Pulled and included in the quoted price, not billed separately after the fact.

How the free estimate actually happens, step by step
- 01Call (587) 804-9266. A drone inspection is typically scheduled within 1 business hour of your call.
- 02Drone photographs every slope. Every roof plane is documented, including angles a ladder inspection often misses on steep or multi-tier roofs.
- 03We check the attic when access allows. Ventilation and any interior sign of a slow leak get factored into the estimate before it's written, not discovered mid-job.
- 04You get a written, itemized, fixed price. Every line above is priced separately. Nothing is “starting at.” We don't quote “starting at” prices. Every Calgary quote is fixed, written, and signed.
- 05If it's a hail claim, we meet your adjuster on the roof. The same inspection photos support the insurance claim, so you're not paying for two separate visits.

Red flags in a lowball or vague estimate
- 01One total number, no line items. If tear-off, decking, underlayment, and shingles aren't priced separately, you can't tell what's been left out.
- 02“Starting at” pricing. A number that's guaranteed to grow once the crew is already tearing off your old shingles.
- 03No mention of shingle class. If the quote doesn't name Class 4 impact-rated or an equivalent hail rating, assume it's a cheaper Class 3 shingle that won't hold up here.
- 04No permit line. Roofing permits aren't optional in Calgary for most re-roofs. If it's missing from the estimate, ask directly whether it's included.
- 05Verbal-only, no written document. A number texted or spoken with nothing on paper isn't an estimate you can hold anyone to.
