What NW Calgary roofs need, by era of construction
NW Calgary grew outward from the river over about seventy years, so the roof on your house usually tells us its age before we climb a ladder. The ranges below are approximate and every house is inspected on its own terms.
- 011950s to 1970s: Montgomery, Bowness, Varsity, Brentwood, Charleswood, Dalhousie, West Hillhurst. Bungalows and split-levels with low-to-medium pitch, often on their second or third roof. Older homes can have plank decking with gaps that modern shingles should not be nailed over, and attics built with far less ventilation than current practice. We price deck repair and ventilation upgrades into the written quote instead of discovering them as change orders.
- 021980s and 1990s: Edgemont, Hamptons, Hidden Valley, Arbour Lake, Citadel and Hawkwood. Larger two-storey homes, many built with cedar shake. Shakes that are cupped, split or missing are past repair. A conversion to Class 4 asphalt or stone-coated steel needs new sheathing over the spaced shake battens, which is a line item a fair quote names up front.
- 031990s and 2000s: Tuscany, Royal Oak, Panorama Hills, Country Hills, Harvest Hills, Coventry Hills. Builder-grade asphalt that is now 20 to 30 years old, with granule loss, curling tabs and brittle seal strips. Many of these roofs have already been replaced after hail. The ones that have not should be inspected before the next storm season.
- 042010s onward: Evanston, Sage Hill, newer Royal Oak and Citadel phases. Young roofs, but most were built with standard architectural shingles that are not impact-rated. One severe hailstorm can total a ten-year-old roof, so the first re-roof is usually an insurance claim.
- 05Inner-city infills: West Hillhurst, Mount Pleasant, Tuxedo Park, Hounsfield Heights. Modern infills often combine a pitched front with flat or low-slope rear sections and roof decks. Those need membrane work and careful drainage detailing at every transition.

Hail, Chinook wind and the NW escarpments
All of Calgary sits in the hail belt that runs along the Alberta foothills, and summer storms usually build over the foothills to the west. That is why a Class 4 impact-rated shingle, tested to UL 2218, is the baseline we install on every NW re-roof. Some Alberta insurers offer a premium discount for a Class 4 roof, so ask your broker before choosing a product line. Wind is the second problem. Communities built on the ridges and escarpments of the NW, including Edgemont, Hamptons, Tuscany and the edges of Nose Hill, take Chinook gusts at full strength. Wind damage shows up as missing or creased shingles along ridges, rakes and the upper edges of each roof face. A creased shingle has lost its seal and will lift again in the next gust even if it lies flat today.
