Six signs your Calgary roof is at end of life
If you have any two or more of these, you’re probably looking at replacement, not repair.
1. Widespread granule loss. Granules in the downspouts every spring; shingles look smooth/shiny where they should be textured. 2. Cupping or curling. Shingle corners lifting upward (cupping) or edges curling under. Means the shingle has lost its plasticizers. 3. Cracked shingles across multiple slopes. A few cracks on one slope is repairable. Cracks everywhere mean thermal-cycle fatigue. 4. Visible deck sag between trusses. Means decking is wet or rotted underneath. 5. Active or historical leaks in multiple locations. One leak is a repair. Multiple leaks in multiple locations means the system has failed. 6. You’ve done multiple repairs in the past 3 years. Diminishing returns. Replacement pays back faster.
When repair is the right call
If only one or two issues exist and the rest of the roof has clear life left — repair. Spot-shingle replacement, flashing re-work, valley repair, boot-vent replacement. $400–$1,800 typical.
